Three Important things to Remember Hint By Johnna I once had a client moving to the area from the Northeast (about a 10 hour drive). There home was priced in the $450,000 range and sold in about 6 months time. The home sellers wished to buy a home in the $350,000 range. The husband and wife made several trips to look at homes, fell in love with one, made an offer, had an inspection. But they neglected the most important part, securing a loan. They planned on using the bank they had always done business with but failed to inform them of their relocation plans. Because of a recent employment change they were unable to secure a loan, they tried with several lenders. Imagine their embarrassment, not to mention the time and expense to travel and stay in a hotel, and pay for an inspection. #1 I suggest you always get loan pre-approval. This helps you, narrow the search to homes in your price range, and get a good estimate from the lender of what your total monthly cost will be including taxes and insurance, how much a down payment you will need, and the associated closing cost. There are different loan programs to suit Buyers needs. This helps me as your Realtor to structure an offer to best suit your needs. #2 I suggest you find out what criteria you must meet to obtain a loan. If you have recently changed jobs, how long must you be at a new job before you quality for a new loan? #3 I suggest you make no new financial commitments such as a new car purchase or co-signing a loan until after you purchase your home.
